A new apartment complex, Niche, has opened near the University of Tampa, providing flexible living options for both students and non-students. Located in Tampa, Florida, and developed by Wingspan Development Group and ABC Capital Corp., the property features 251 units with space-saving furniture that converts from beds into sofas or desks.
Among the units are 85 studio apartments outfitted with modular furniture from Ori, a Brooklyn-based company. In its first 100 days, Niche achieved a 75% leasing rate, according to a press release from the developers. The rapidly leasing Ori units include options such as the Ori Pocket Module, which features a bed on one side and a desk on the other, and the Ori Cloud Bed that can be adjusted above a sofa. Both items can be controlled via a smart device and consume minimal power.
Niche is situated in the North Hyde Park neighborhood, known for its appealing local shops and restaurants. Jason Macklin, director of development for Wingspan, highlighted this area as a destination for both locals and visitors. The property includes a variety of unit types: 33 traditional studios, 66 one-bedroom units, 66 two-bedroom units, one three-bedroom unit, and the 85 studio units with modular furniture.
All units come with 9-foot ceilings, in-unit laundry, programmable thermostats, stainless steel appliances, and most include a private patio or balcony.
Rent for these units ranges from $1,335 to around $1,760 per month, depending on the size, which spans from 326 to 1,173 square feet. Macklin noted that early leasing data indicated a strong demand for new, affordably priced luxury rentals in the growing neighborhood.
Niche features a distinctive blue, white, and wood-look facade arranged in a trapezoidal “M” shape with two triangular courtyards. Amenities include a rooftop deck with views of downtown Tampa, a pool deck fitted with cabanas and fire pits, a fitness center, a game room, a pet spa, a coworking center, and community kitchens. The city’s Green Spine bike path is conveniently located just one block away from the property.
